Architectural asphalt shingles (also sold as dimensional or laminated) are two layers bonded together, thicker than the flat 3-tab shingles a lot of older houses were first roofed with. InterNACHI estimates 3-tab at about 20 years and architectural at about 30. The details decide whether you get that: a starter strip at the eaves and rakes so the first course seals down, nails driven in the manufacturer's nailing zone, and proper hip and ridge cap shingles instead of cut-up field shingles. Shingles need enough roof pitch to shed water; on a porch or addition that's nearly flat, a membrane is the right system instead. Ask which brand and product line is in the estimate. CertainTeed, GAF and Owens Corning all make architectural lines, and the install instructions matter more than the logo.

Standing Seam Metal Roofing
Standing seam metal roofing locks panels together at raised seams, with clips hidden under the seam, so no screws go through the face of the panel. Exposed-fastener panels cost less but depend on rubber washers that age in the sun. Metal sheds snow in sheets. That helps with ice dams and is bad news for anyone under the eave, so price snow guards into the job. Flat Roofing: EPDM, TPO and Modified Bitumen

The common systems are TPO, a white single-ply sheet whose seams are heat-welded with a hot-air welder; EPDM, black rubber joined with seam tape and adhesive; and modified bitumen, laid in torch-applied or self-adhered rolls. Ponding water shortens the life of every one of them, so drains, scuppers and tapered insulation get checked along with the membrane.

Slate, Tile and Cedar Shake Roofs

Is $30,000 too much for a roof? Not for a big, cut-up roof: the report's Detroit-market figure for a 3,000 sq ft asphalt job is higher. For a small, simple ranch roof it's well above HomeGuide's Michigan range, so ask for the square count and line items before you sign.
The "25% rule" comes from Florida. Section 706.1.1 of the Florida Building Code, Existing Building, says no more than 25 percent of a roof can be repaired or replaced in any 12-month period unless the whole roof or roof section meets current code. Check that the estimate says how far up the roof it goes.
A Permit for Every Re-Roof
The City of Southfield requires a building permit to re-roof, even when the new shingles go over a single existing layer. A contractor who suggests skipping it is skipping the city's check on the work.
Two Layers Is the Limit
The Michigan Building Code limits a roof to two layers of shingles, so a house with two already needs a tear-off. Even where an overlay is allowed, tear-off is usually the better choice on a house this age: it's the only way to see the deck and put the ice barrier on it.
